Energy Performance Certificates (EPCs) have been introduced in relation to the sale, letting or construction of the majority of commercial buildings. These certificates rate building energy performance on a scale of A to G. EPCs are required for the construction, sale or letting of all commercial buildings. The requirements for EPCs forms part of the UK implementation of the EU Energy Performance of Buildings Directive. The regulations will be enforced by Trading Standards officers and penalties for non compliance are based upon 12.5% of the Rateable Value of the building, subject to a minimum fine of £500. All completed EPCs must be lodged centrally and will only be valid for 10 years. All building owners, landlords and tenants seeking to sell or let commercial premises are required to comply with these new statutory regulations. There are certain exemptions where an EPC is not required although these are very limited, the principal exemption relating to low energy buildings.
