Initial Inspection
No two properties are alike and a personal inspection is vital in order that we can advise you, the client, on the rental value and letting potential of your property. This also enables us to speak to prospective tenants knowledgeably and confidently.
Advertising
We advertise in local papers as well as specialist publications and also on our internet website and that of Rightmove. In addition prospective tenants are able to view properties via our 24-hour touch TV service at our Colchester High Street Office. To Let boards are also used.
Viewings
For security, as well as professional reasons we always accompany potential tenants around your property.
References
No agent can guarantee to find model tenants on all occasions, but we do ensure, as far as possible, that they are able to pay the rent. To this end we use a credit reference agency who obtain bank and employers references, as well as establishing that a person is who they say they are.
Rent and Deposits
The rent is collected monthly in advance and we always hold a deposit of at least one and a half times the monthly rent as security against dilapidations. We have recently joined the Tenancy Deposit Scheme for Regulated Agents, which is for an independent adjudication of tenancy deposits disputes. The TDSRA has been developed to ensure that the deposits we hold are protected and that disputes are resolved swiftly and impartially.
Inventory Preparation
A detailed list of fixtures and furnishings is drawn up and the condition accurately recorded. This is then agreed with the tenants and signed by them prior to occupation.
Inspections
We visit your property every three months to ensure that it is being properly cared for and a report is then sent to you. At the end of the tenancy we carry out a final inspection with the tenants.
Rent Collection
We deal with all matters concerning rent collection and also serve relevant letters and notices, should the rent be late or not forthcoming.
Accounting
We account to clients on a monthly basis and can pay monies direct to clients via the Bank Automated Credit System
Insurance
We are able to offer a range of insurance products connected to letting of properties and, in particular, a very competitive buildings insurance through our block company policy. We also offer a rent protection policy, should you want complete security knowing that the rent will be paid even if the tenant defaults in their payments. This policy is not included in our fee.
