PROPERTY SEMINAR UPDATES INVESTORS    (20/12/06)  

                                                      


In November close to 200 local property professionals including architects, developers, investors and bankers learned how to maximise property value at a seminar hosted by PKF Accountants and business advisers, Fenn Wright Property Consultants and Birketts Solicitors.

The breakfast event, held at Trinity Park in Ipswich, provided clarity on a range of complicated issues surrounding investment options, tax and property law relating to both the residential and commercial markets.

Peter Harrup, a Partner at PKF, gave advice on how to achieve tax efficiency and explained how the new inheritance tax rules relate to property, detailing how they are likely to impact on tax planning.

Mark Sargeantson, Partner at Fenn Wright, provided an overview of the buy to let market and discussed valuing in a rising market and development appraisals. He also gave an update on the commercial investment market, covering the trends that have arisen over the past year.

Delegates also benefited from advice and information provided by James Dinwiddy, a Partner at Birketts. Mr Dinwiddy outlined the Energy Efficiency Directive and the effect it will have on buildings and the landlord/tenant relationship. He also provided an overview of the proposed Commercial Rent Arrears Recovery regime, and other remedies available to landlords with non-performing tenants.

Commenting on the level of information conveyed at the seminar Alfred Reeves, Finance Director at Fred Olsen, said: “It provided a very good update on the local property market and was very useful for our company in respect of future office requirements.”

Landmark Ipswich building has permission for hotel/restaurant (04/12/06)

PREMIER FISHERY COMES TO THE MARKET (27/10/06)

Elphicks Fisheries near the Kent village of Horsmonden, convenient for Royal Tunbridge Wells and M25, is for sale through Fenn Wright Fisheries4sale.

Fenn Wright Country & Equestrian’s Second Successful Property Exhibition at Ingatestone Saddlery (25/9/06)

On Saturday September 16th vast numbers once again entered the doors to Ingatestone Saddlery's huge annual rug sale day.

Following on from last year’s inaugural success, Fenn Wright Country & Equestrian held their second Equestrian Property Exhibition in the newly created and enlarged entrance area at ISC. 2006 Race for Business - success for Fenn Wright runners (14/6/06)

The Race for Business is hosted annually by Wollastons, solicitors, and took place in Chelmsford on Wednesday 7th June. The celebrity guest and official starter for this year's race was former gold medal winning athlete Lord Coe.

The event, run this year in aid of the Helen Rollason Heal Cancer charity, was very well supported by businesses based in Chelmsford and the surrounding areas, with well over 1500 runners taking part.

Fenn Wright fielded a team of five, made up of Robert Baines and Karl Manning from our Chelmsford Residential Division, James Gunther, from our Colchester Residential Division, Nigel Berry from the

 

Building Consultancy Division in Colchester and Mark Sargeantson from the Commercial Division in our Ipswich office.

First home for Fenn Wright was Karl, in 41st position in a time of 21 minutes 23 seconds, closely followed by James and Mark less than one minute behind. Robert and Nigel followed only 2½ minutes later. This very strong showing meant that the Fenn Wright team finished in 8th place, out of a total of well over 200 teams, and were well ahead of the other competing property professionals!

According to Robert Baines, "it was a hot evening after a scorching day - the real race was for the bar not the finish! It was a good result for Fenn Wright, and all in a good cause."

Thanks must go to Wollastons for organising the event, which senior partner Richard Wollaston described as "terrific - the best yet"!

 

Land for sale in an attractive setting close to the Suffolk Heritage Coast (2/6/06)

Part of the Benhall Estate near Saxmundham, Suffolk is being sold with a guide price of £2,500 per acre.

Fenn Wright announced recently that Lewis Chambers has been promoted to Full Partner.

Commenting on the move, Andrew Crayston, Senior Partner, said “Lewis’s addition to the Partnership strengthens a vital area of our business. He has the highest of professional reputations in his field and is an important part of the Firm’s future.”

Lewis joined the Commercial Division of Fenn Wright in December 1998, having originally trained in Colchester with C M Stanford & Son. Following qualification in 1990, he worked as commercial property

manager for a major building society and subsequently in the District Valuer’s Office before returning to private practice in Colchester.

Lewis is currently responsible for Fenn Wright’s Commercial Agency operation in Colchester, assisted by David Ambrose and Nicola Peek. In addition he undertakes a range of professional work including formal valuations, business rate appeals and rent reviews.

Lewis was educated at Colchester Boys High School and Woodbridge. He has always lived in Bures, where his brothers continue to operate the family bus and coach business. Lewis is married with two children and, when not working, enjoys playing a range of different sports, including golf, cricket and squash.

Fenn Wright appoint three new Associate Partners (9/2/06)

Estate Agents Fenn Wright have announced the appointment of three new Associate Partners.

Alan Toussaint has 40 years’ experience in the business, having started with a local estate agent when he left school in 1966. He joined Fenn Wright five years ago and co-ordinates the firm’s Residential Development Team, specialising in residential land sales, new homes development and sales and has a wealth of knowledge in this area. Alan is a Colchester man, born and brought up in the area.  He was a keen rugby player in his younger   days,   but   now    likes   to    follow  less
 

energetic pursuits! His passion is for horse racing and he can often be found at weekends at local point-to-points, as well as major flat race and National Hunt meetings.

Chris Jessup has 20 years of estate agency experience in Ipswich and the surrounding area. In 1998 he joined Fenn Wright’s Residential Agency Team in Ipswich where he developed a reputation for straight-talking honest advice which built up a loyal following of clients and is a most important part of a very successful team. He is also now part of the Residential Development Team. Chris is married with three children and lists his hobbies as “trying to keep the kids entertained”.

 

 
David Ward joined Fenn Wright’s Rural Team three years ago, having previously been with the rural division of a national firm in Chelmsford. He has strong local farming links and is expert in all types of rural work but also has particular skills in commercial property management.
