LOCATION
Ipswich is the County town of Suffolk with a population of approximately 130,000. DESCRIPTION

PLANNING
The property is subject to rights of way over the access granted to Toad Hall Farm and the Highway Authority. Rights of access will be reserved by the vendor to two adjoining bore holes and a telecommunications mast.
Outline planning permission was granted in March 2003 for the erection of three buildings, each containing 16 office units with a total floor area of 1,836 sq.m. (19,763 sq.ft.) together with associated car parking, landscaping and alterations to the vehicular access. (Ref No. C02/1705). The approved drawing (No. 02902) shows the three buildings and associated parking arranged within the grounds of the existing buildings, the adjoining field being shown as an area to be planted as a coppice. The outline planning permission was renewed on 11 May 2006.
