Call centre & technology group IPPlus moving on up
In a deal negotiated by Fenn Wright Consultant Mark Sargeantson, IPPlus acquired the freehold of the 16,000 sq ft (approx) two storey building at 1-2 Melford Court, The Havens, Ransomes Europark.
IPPlus, which incorporates Ansaback, CallScripter, IP3Telecom and Ancora Solutions, were tenants of the ground floor of the building for some 13 years. Following their purchase of the freehold interest, the group accepted an early surrender of the first floor tenants’ lease, which provided them with an entire extra floor of office space.
IPPlus Chief Executive Officer William Catchpole said that the payment received in respect of early surrender largely funded the deposit needed for the property purchase. Although annual overheads would now increase slightly, mortgage repayments for the entire building would be less than the annual rental the group paid previously, he added.
“Our office capacity had been a real concern for the group for some time,” he said. “Having known and worked with Mark for many years, we came up with the solution to buy the building and he was the prime choice to help us conclude a deal.
“He had successfully secured us some land three years previously and the purchase of the freehold of the Melford Court building completed the jigsaw. The doubling of our floor space allows us to take IPPlus forward in a planned and cost-efficient manner.
“I don’t tend to recommend many professionals for fear of being let down, but Mark is one of the few I would place at the top of the ‘best in town’ list,” he concluded. Mark Sargeantson said he had acted for IPPlus since they first leased space in Melford Court in 2000.
“It has been a pleasure to advise the company over the years and to see them grow to the extent that we have now negotiated the purchase of the freehold of the property,” he said. “This is an Ipswich business success story which it has been a privilege to be associated with.”
