Spring quartet of Sudbury lets is music to commercial property market

“I cannot announce a u-turn in market conditions in the commercial sector, but after the difficult conditions we had been experiencing over recent years, this recent flurry of activity is hugely encouraging,” said Lewis Chambers, Fenn Wright Partner and Head of the Commercial Department in Stanway.
“In recent weeks, we have completed lettings on four prominent Sudbury units. Two are industrial properties providing 30,000 sq ft of warehousing. The first at Ballingdon Hill let rapidly to Expanding Folding Tables Ltd, who have grown from their Haverhill Depot, and the second a high bay warehouse on Curzon Road was leased to leading Sudbury employer Specflue.”
“Purpose-built offices on Churchfield Business Park, an extension of Chilton Industrial Estate, were let to Prefect Controls on a new 10 year lease at a rent very close to the asking terms of £16,000 per annum, and finally, having been vacant for two years, a prime shop at 18 Market Hill in the centre of town, has been let to an undisclosed occupier. This followed a change of use from A1 retail to A2 financial services. The new tenants hope to start trading next month”.
He concluded: “With little new commercial stock having been built since 2007/8 we are now beginning to experience a shortage of good quality industrial and office premises”.
