The commercial property market in Suffolk

The commercial property market in and around Ipswich is strong and many infrastructure and development projects are in the pipeline which will make Ipswich and its environs even more appealing for businesses, including - the proposed Upper Orwell Crossings that would reduce traffic congestion around the Waterfront area in town and unlock the development potential of the Island site; completion of the £20m Winerack mixed use scheme at the Waterfront; construction of Charles Street multi-storey car park bringing over 500 new spaces to the town centre; and the refurbishment of Cornhill in the centre of the shopping district.

Office space
The Franciscan quarter between Ipswich town centre and the railway station is very popular and as demand for quality accommodation increases a number of landlords are investing in upgrading their offices. The recent refurbishment of Crown House is a good example of a key office building being brought up to date to meet the demands of a more discerning market. With the recent changes to permitted development rights more of the older, less desirable office space in Ipswich is being converted for residential use, which should further improve the vitality of the town centre.

Retail
As mainstream retailers move out and niche operators and other leisure uses move in, the character of the town centre is changing. The Saints streets have become a home to thriving boutiques and the recently updated Buttermarket has become a leisure destination, with a cinema, a gym and popular restaurants, as it is a shopping centre.

Warehousing
Demand for freehold commercial property, for both investment and occupation is strong across all sectors but industrial/warehouse properties being the most sought after. With our proximity to the Port of Felixstowe, the growth of the logistics sector servicing online retailing is evident as the demand for leasehold warehouse and distribution units of anything between 5,000 and 200,000 sq ft along the A14 corridor, continues to grow.
