The utility room has an L-shaped work surface with inset sink, large fitted storage cupboard, fitted wall units, window and door to rear. The sitting room is a spectacular room with part vaulted ceiling, exposed timbers and red brick work, plus picture windows to two elevations.

The first floor galleried landing has a number of exposed timbers and a gallery overlooks the vaulted sitting room on the ground floor. The second barn

This impressive and useful barn offers circa 1,250 square feet of split level living accommodation and would be ideal as a separate self contained home for family members or equally ideal as a rental/holiday let opportunity to attract additional income. This barn has its own dedicated parking area and impressive rear gardens which house a substantial garden/games room which offers further potential plus far reaching Stour valley views. The accommodation includes an open plan kitchen/breakfast room plus useful utility space plus a spacious part vaulted sitting room with double doors and exposed timbers connecting to the gardens. Both bedrooms benefit from en-suite facilities and the master bedroom has fitted wardrobes to one wall and double doors connecting to and enjoying views over the rear gardens.

The third barn

Sited closest to the main barn this additional detached barn conversion offering circa 750 square of living space could make an ideal self contained living space for a teenager or other family member but could equally work well as a holiday let or rental. The space could also be utilised as a work space of some kind and is in very good condition. The split level accommodation includes a generous sitting room and kitchen plus a good size main bedroom with en-suite facility and a separate family bathroom.

Outside & Gardens

Cranbrook occupies an exceptional position on the outskirts of the highly regarded village of Bures, enjoying commanding views across the Stour Valley and is set back from the road within grounds extending to around 1.2 acres. The property is approached via a sweeping driveway (of which we are advised that there is a farmers right of way - although this should be noted that this is only on a small top part of the property and we understand has not been used for many years, which can be verified by the solicitors) leading round to a gravel parking area for several vehicles plus further parking to the rear of the barn, plus a raised garden area and external boiler for the barn.

To the immediate rear of barn two is a large expanse of decking with outside stove and koi pond, plus a garden room enjoying far reaching views over the surrounding countryside and a noteable games room measuring around 26' x 18' offering further potential subject to a buyers needs.

The mature garden is mainly lawned with a variety of trees and shrubs, creating a peaceful and attractive setting for the property with far reaching Stour valley views.
