General information

Where?

Clopton is a rural village within comfortable driving distance of Woodbridge, a market town on the west bank of the river Deben, Wickham Market, a thriving small town further to the north and Ipswich, Suffolk's County town.

There are well regarded Primary and High Schools in the area as well as independent schools for students of all ages in Framlingham, Brandeston and Woodbridge.

The district offers good sporting facilities with golf, sailing and equestrian pursuits naturally prominent and a variety of clubs cater for a number of sporting interests.

The picturesque Suffolk countryside also provides many attractive walks and rides and Snape Maltings Concert Hall, home to the internationally famous Aldeburgh Festival is a further attraction of the district.

The property

High House enjoys a rural location, set back from the road. It is approached by a drive leading between shaped brick walls to the circular turning area in front of the house, with the garage being set to one side. First occupied by the current owners in 1991, High House has wonderful accommodation for a family. Set in approximately 1.25 acres, the property benefits from a hard tennis court and a young orchard with fields beyond.

The accommodation at High House is particularly generous with the approach being by a pillared entrance porch, with a front door opening into the entrance hall where the staircase rises up to a divided galleried landing. There is a well-proportioned sitting room which, like the dining room, has direct access into the garden. There is a good sized study, a kitchen-breakfast room with a blue enamelled Aga, a separate utility room, a Snug which links with the conservatory, as well as the games room which is of sufficient size to house a snooker table and more. A cloakroom and boot room complete the accommodation on this level. On the first floor there are four bedrooms, two of which benefit from an en-suite and a family bathroom in addition.

The outside

The gardens and grounds extend in all to about one and a quarter acres. To the front of the property, a drive sweeps round a central bed with shrubs and a lily pond to the centre. A parking area to the side leads up to the double garage. The main garden is behind the house where there is a broad paved terrace with outside lighting, power supply, tap, and an extensive lawn with well stocked shrub and rose borders and a variety of trees. A yew hedge screens an area for compost with rhododendrons nearby and a useful timber and felt roof garden shed. At the end of the garden there is a hard tennis court with a netting surround with further trees and shrubs on the broad area of lawn alongside.

There is a double garage to the side of the property which has two panelled up and over doors with light and power connected.

Important information

We understand that mains electricity and water are connected to the property with drainage being to private system. Heating and hot water is from the Viessmann propane gas boiler with a gas cylinder located behind the garage. The property also benefits from a water softener. Tenure - Freehold. Council tax band G. EPC rating E.
