• Adding an extension to the front and rear of the existing house that not significantly alter its size as it represents an increase in the footprint of the existing bungalow of only 22%, from 180.5m2 to 220m2.

• Extending the existing bay windows upward to create part dormer windows to provide light to the new first floor and to respect and enhance the character of the original dwelling.

• Adding a dormer window in materials to match the existing house so as to respect and enhance the character of the original dwelling.

It is proposed that the walls to the extensions are constructed in red/brown multi, textured, rustic looking brickwork with a herringbone pattern above ground level.

The existing walls should remain in painted render, the doors and windows painted wood and the roof would be concrete tiles so as to respect and enhance the character of the original dwelling.

The new swimming pool building has to be designed to be subservient to the house in terms of overall height and in terms of position, being set back behind it on the site, so as to respect and enhance the character of the original dwelling and to minimise any impact on the landscape character and setting of the site and the wider rural area.

It is proposed that the roof of the swimming pool be in concrete tiles and the doors and windows in painted timber so as to respect and enhance the character of the original dwelling but that the walls be constructed of brick to provide visual contrast to differentiate it from the existing house and annexe.

The links between the new swimming pool and annexe and house have been designed to be minimal glazed links to reduce their visual impact.

Other than the addition of new areas of terrace and a turning circle to the drive the existing landscaping, including all the trees, will remain untouched to minimise any impact on the landscape, character and setting of the site and the wider rural area.

The existing garage will remain unaltered and the existing annexe would only be altered internally.
