General information

The Old Rectory is set in an exceptional location on the edge of the popular village of Tattingstone within the Essex/Suffolk borders. The village of Tattingstone has an excellent primary school, a Church, a tennis club and is centred around the picturesque Alton Water where there are some excellent walking and cycle paths surrounding the reservoir.

The village of Holbrook is close by and offers a doctors surgery and co-op for most day to day amenities. Alternatively, Manningtree has some excellent shopping facilities, as well as for the commuter, a mainline railway station which provides direct links to London Liverpool Street.

There are some excellent schooling facilities nearby with the Royal Hospital School at Holbrook which overlooks the River Stour, and the Ipswich High School for girls at Woolverstone which overlooks the River Orwell.

For the more progressive sailor, there are marinas at Woolverstone and Shotley on the River Orwell, whilst the Stour Sailing Club is at Manningtree.

Ipswich is situated to the north of Tattingstone and offers a wide range of recreational facilities, as well as a superb array of schooling in both the private and state sector.

The property

The Old Rectory is Listed Grade II of special architectural and historic interest and is believed to have been built in 1790 and extended in 1841. The property retains much of its original character, typically associated with its period. With particular note, the original central doorway with its rayed semi-circular fan light, high ceilings with attractive cornicing and sash windows.

The property was originally the Rectory to the Parish, holding Sunday Schools, and it was extended in the early Victorian period, in keeping with its original character. In the late 1970s

the property was converted to a residential care home, and more recently, is now a self-catering weekend country retreat for large families.

The property offers generous and flexible accommodation with the principal reception rooms flowing off the central hallway and most bedrooms benefit from their own ensuite bathrooms. To the west of the house is an impressive playroom, which could easily be converted into a self-contained annexe or a wonderful studio.

The accommodation over the two floors is in excess of 7,000 sq ft, and with a little thought could easily be converted back to a superb family home.
