Location
The site is located on the edge of the village of Thimbleby, close to the popular
market towns of Horncastle (2.5 miles) and Woodhall Spa (5 miles). The
historic city of Lincoln is 19 miles distant.

Thimbleby Lakes
Originally used as a poultry farm, the current owner obtained planning permission to convert the site into a coarse fishery in 2005. The pools were subsequently excavated in 2006 with four lakes ranging from 0.75 to 1.1 acres, with average depths of 4-6ft. The lakes and land have matured since the excavation of the pools, with the current owner planting in excess of 8,000 broadleaf trees.

Fishery
The coarse fishing lakes are popular with visiting pleasure and match fisherman. All four pools are well stocked with mixed coarse fish species including carp (20lbs), tench, roach, rudd, bream. The current fishery operates on a day ticket basis with two matches per week.

Planning
Permission was obtained in 2021 for eight high specification, two bedroom holiday lodges overlooking the lake to the west of the access track. The consent has an expiration period of 4 years. The relevant planning consents are as follows:

S/181/01736/21 - August 2021 - Erection of 8no. holiday lodges with internal access roads and car parking.
S/181/01884/05 - August 2005 - Retention of excavated land forming 3no. fishing lakes and proposed excavation of land to form 1no. fishing lake with embankment to a maximum height of 2m to use for commercial and recreational fishing.

Buildings
A brick built building (former poultry unit) situated close to the southern boundary, extending to approximately 90m2.

Access
The site has a wide access with splayed entrance off the B1190 onto the main access track which runs through the centre of the site.

There are two 100 amp three phase supplies in the north eastern and south western corners of the site. Mains water connected.
