General information Substantially extended and extremely well presented 5 bedroom detached Grade II listed period cottage with later additions standing in mature grounds of just over 0.8 of an acre with a detached annexe with the grounds, within close proximity of Thorpe station.

Ricebridge Cottage was originally a pair of thatched cottages that have been combined and blended with modern additions to form a spacious and attractive home. Modern facilities include gas fired central heating, large bathroom and shower room as well as a utility and cloakroom. The original cottage retains a wealth of exposed timbers and leaded light windows.

Within the grounds is a recently built detached single storey annexe providing spacious independent living with vaulted ceilings and an under floor air source heat pump heating system.

The entrance hall has stairs to the first floor with galleried landing and to the front of the cottage is a home office. A family room enjoys a dual aspect including French doors out to the terrace. The main living room is a delightful room, spacious and light with large feature windows at the rear, access out to the terrace and a central fireplace with stove.

Steps from the hall take you through to the original cottage with a heavily timbered sitting room with fireplace and door to the back staircase that provides additional access to bedrooms 4 and 5. At the far end of the cottage is a heavily timbered dining room with fireplace and the original front door to an open porch. Both these reception rooms provide access through to the kitchen/breakfast room which runs along the back of the cottage with a variety of windows overlooking the gardens. At one end is a breakfast area with space for a table whilst the kitchen itself has wooden worksurfaces with cupboard and drawer units and appliances including a Classic deluxe range, integral dishwasher and fridge. A low door takes you out under the thatch into the garden.

Finally there is a useful utility with worksurfaces, storage and space for appliances and a door to the cloakroom, which can also be accessed from the garden.

The main landing provides access to four of the bedrooms. The principal bedroom has a walk-in dressing room and is next to the bathroom which could be used as an ensuite if desired. There is also a shower room and two further bedrooms, one having a built in wardrobe along one wall. The landing then provides access into the original cottage with a fourth bedroom, with sloping ceilings and a head height of 7'5". There is ample storage along one wall and a door to the back landing with access from the second staircase. This provides access to the fifth double bedroom also with useful storage along one wall.

Outside The property is well screened with conifer hedging at the front with walled entrance to a shingled drive with ample parking and leading to the detached double garage 20' 5" by 17' 1" with 2 up and over doors, power and light, and eaves storage above. A side gate leads through to the rear garden with an extensive terrace with sunken pond and raised shrub beds leading out on to lawns. A pathway leads down to the detached single storey annexe. This building is doubled glazed with 10' high vaulted ceilings and an air source heat pump with under floor heating. There is a double bedroom with walk in wardrobe, shower room, store/utility whist the living room is extremely spacious with dual aspect and patio doors overlooking the gardens and divided from the kitchen with a breakfast bar. The kitchen itself is well appointed with ample storage and appliances including dishwasher, oven, hob, extractor, and a fridge/freezer.

Beyond the annexe is further lawns with mature trees tapering down to a point. In total the grounds extend to 0.82 of an acre.
