General information Farlingaye Hall, 50 Hasketon Road is an impressive Grade II listed property with generous south facing gardens in highly sought-after Woodbridge.  The property forms part of a significant timber framed country house with an interesting history and is believed to date back to the 1700s when it would have owned much of the land around it too.

The property was originally built by a baker and the name is believed to be a variation of Farthing Cake Hall.  From around 1858 to 1860 Farlingaye Hall was occupied by Edward Fitzgerald who translated "The Rubaiyat of Omar Khayyam" from Persian into English whilst residing there. Around this time, this timber framed property would have been refaced with handsome brick elevations typical of the Victorian era.  The building was divided into two separate dwellings, along with an additional former gate house, in the 1970s and it is fair to say this rear wing and much-loved family home would now benefit from updating throughout to highlight its original grand glory.

In brief, the flexible accommodation comprises: a welcoming reception hall, sitting room, dining room, kitchen/breakfast room, study/snug, utility room/pantry, rear hall opening onto the garden, plus a ground floor shower room adjoining a ground floor bedroom/office.  On the first floor, a central landing gives access to the 3 double bedrooms one of which has a shower cubicle and one with a walk-in wardrobe with space to provide an ensuite Jack & Jill shower room/wc if required (stp).  There is also a family bathroom plus 2 attic rooms which can provide overflow bedrooms.  The versatile and free-flowing layout allows for bedrooms on each of the 3 floors if required but the 3 principal bedrooms are situated on the first floor.

The property is naturally light and features of particular note include good height ceilings, an attractive variety of windows, fireplaces including a woodburner in the sitting room as well as a blue Aga in a fireplace recess in the spacious kitchen/breakfast room; the kitchen forms the hub of the house and has a glazed door opening onto a south facing alfresco dining/barbeque terrace.

Viewing is highly recommended to fully appreciate the property's charming nature and potential grandeur, along with its generous and private grounds.

The outside Outside, the garden forms an important and surprising feature bearing in mind its size, privacy and the fact it also has a swimming pool.  There is also a traditional outhouse that houses the pool filtration system and has further onward potential.  The pool has a soft-liner and a gas-fired heating system, all of which require refurbishment.

There is a gravelled parking courtyard to the front of the house which is approached along a shared driveway serving the principal wing and gatehouse as well.  To the rear of the house is a sunny paved terrace with some flower beds, all ideal for alfresco dining and barbeques.

The central swimming pool area is surrounded by shrubs, a brick wall and trees including a magnolia.  Beyond a conifer hedge is the secret garden consisting of an expanse of lawn with some fruit trees all surrounded by shrubs, trees and mixed hedging ensuring good privacy.

Location Farlingaye Hall is located on the edge of sought-after Woodbridge and, as the name suggests, falls within the catchment for Farlingaye School. The town offers a good selection of shops, boutiques, galleries, restaurants, hotels and pubs. There are schools for children of all ages, a cinema/theatre, doctors' surgeries, sports centre and a railway station with regular services to Ipswich connecting onto the mainline for London Liverpool Street.

The town enjoys the natural focal point of the River Deben providing wonderful sailing and riverside walks. The proximity of the Suffolk coast is a further attraction including the nearby seaside towns of Aldeburgh, Southwold and Thorpeness.
