Wetherspoon’s coming to Felixstowe

Wetherspoon’s spokesman Eddie Gershon said : “J D Wetherspoon have bought the site and intend to demolish the existing buildings in order to create a new pub. This will bring between 40-50 new jobs and an investment of around £2.6m in to the town. However, there are no opening dates as yet as we are currently preparing our applications for our necessary consents.”
The former Central Surgery at 201 Hamilton Road had long been deemed unfit for purpose and was the subject of a five year user’s campaign to have a new facility provided. Two years of planning and construction works culminated in the opening of the new Grove Medical Centre on Grove Road last month.
The old surgery site is in a prominent town centre location opposite the Orwell Hotel and just over half a mile from the seafront. At the end of January this year, it was offered for sale by Fenn Wright through an informal tender, seeking offers in excess of the guide price of £375,000.
Set on just over a third of an acre including car parking and a range of linked single-storey brick and prefabricated buildings of some 5,661 sq.ft, the site was deemed suitable for a variety of development schemes, subject to planning. It lies outside the central Felixstowe Conservation Area, but is considered as being the ‘gateway’ to the Hamilton Road retail area, lying on the roundabout junction with High Road West.

We worked closely with our clients to ensure that its full potential was properly established prior to offering the site for sale and as anticipated the market reacted very positively, with a number of strong tender bids being received. The redevelopment of the site with the associated investment and job creation has all got to be good news for the town”.
