Pinhoe Hall has a fascinating and well documented history which stretches back to the Domesday Book. The present house is believed to date from the 18th Century and incorporates timbers from an earlier house which is believed to have existed on the site.

The property is approached over a quarter of a mile private drive which leads to the wide gravel sweep in front of the property and adjoining the garage. This front area of garden is laid out with informal woodland and trees with decorative flower borders.

Internally, the house retains many period features and with the benefit of not being listed, has been extended and improved with the creation of a sunny south-facing garden room and conservatory with Black Hamburg vine. The front section of the house contains heavily timbered accommodation on the ground floor. In the reception hall is an old archway which leads through to the family room/study and on through to the more modern studio. A feature of the house is the wide sweeping staircase which leads from the dining hall to the first floor and arrives at a small landing/library area. This leads through to the main landing of the house and provides access to the four bedrooms and bathroom. A particular feature of the bedrooms is that most of them a double aspect with lovely views out across the grounds of the property.

It is unusual to find a period property which is not listed, giving flexibility to carry out alterations and refurbishments. The moated site is a Scheduled Ancient Monument and the moated enclosure gives real character to the gardens and grounds.

The present owners have constructed a large studio, affectionally called "The Shed", which could be used as a home office or converted to a spacious self-contained annexe. A surfaced private drive of around 1/4 of a mile, is an unusual feature and the house has superb seclusion making it a perfect wildlife haven. The property sits on an elevated site surrounded by undulating countryside overlooking the nearby village of Hundon.

The grounds contain several areas of informal woodland with lawned areas close to the house. There are views across parts of the moat which do not contain water to the Ancient Monument Site contained within the existing moat, from which there are beautiful views to the south in the direction of Kedington.

There are sheltered flower beds close to the house and as one moves out into the wider parts of the garden the layout becomes more informal with a variety of wild flowers. These include snowdrops, primroses and cowslips, and a further range of attractive meadow wild flowers. From the front there is access through to the inner area of garden where the studio is located. The present owners have carried out considerable improvements to the property, installing an air source central heating system with condensers carefully sited within the garden. There are solar panels installed on the south facing roof slope of the property and the drainage is now by Klargeister treatment plant which complies with all modern legislation.
