In the event that the fishery is sold in two Lots, Lot 1 will have the benefit of a right of way over the southern end of the internal fishery track.
The Fishery
The lakes were originally excavated as part of mineral workings for the construction of the A12. The fishery is fully otter fenced with a high steel wire mesh fence and has the benefit of a good size car park in the middle of the fishery providing car parking for visiting anglers.

Lot 1
Extending to 16.9 acres (6.8 ha).
Specimen 1 Lake extending to 5.8 acres (2.4 ha) with the benefit of 22 swims consisting of doubles and singles. A heavily stocked lake with 200+ 20-30lbs carp and three known 40lbs carp.
To the north of the lake is an area of amenity grassland which has the potential to be planted with cricket bat willow providing an attractive return to a future owner.
To the west of the access track there are two stock ponds and a further area of amenity grassland.
Lot 2
Extending to 8.8 acres (3.6 ha).
Specimen 2 Lake extending to 2.9 acres (1.2 ha) with 27 swims consisting of doubles and singles. Well stocked with the 400 carp to 34lbs with three known 30s.
Island Lake extending to 1.9 acres (0.8 ha) with 26 pegs. Stocked with carp to 18lbs, tench 8lbs, bream 7.8lbs, perch 3.8lbs and roach 1.4lbs.
Buildings
The fishery has the benefit of an onsite cabin providing reception area and sales of bait, tackle and snacks. Adjacent there are three storage containers and a generator shed.

A Certificate of Lawfulness has been submitted to Chelmsford Borough Council in respect of the fisherman's car park, storage containers and the cabin.
