Fenn Wright Let 32,000 sq. ft. HQ Office on Behalf of Chelmsford City Council
Acting on behalf of our client, Chelmsford City Council, Fenn Wright are pleased to announce that 1 Springfield Lyons Approach, Chelmsford, has been let on a new long-term lease to the East of England Ambulance Service NHS Trust.
The letting marks an important new chapter for the prominent HQ office building at Chelmsford Business Park, with the property set to become a command and control centre, supporting critical operational infrastructure for the Ambulance Service. The new facility is expected to play a significant role in helping the Trust coordinate emergency response activity across Essex and the wider region.
Located at Chelmsford Business Park, approximately 2.5 miles northeast of Chelmsford city centre, 1 Springfield Lyons Approach is a headquarters office building of 32,343 sq. ft. arranged over three floors, benefitting from a substantial car park. The property offers good transport links via the nearby Boreham Interchange, with access to the A12 and wider regional motorway network. Coupled with the recently opened Beaulieu Park Station, the letting reinforces the north Chelmsford expansion and location’s improved connectivity.
John Logan MRICS commented “This letting delivered a strong outcome for our client. The property was about to enter a lengthy refurbishment programme, but once we identified the occupier’s requirement, we moved quickly to secure terms within a critical timeframe. Our proactive approach negated the client from having to commence an extensive refurbishment and brought an important regional operational function to the Business Park.”
Joe Reidy, Corporate Property Manager at Chelmsford City Council said “We’re delighted to welcome the East of England Ambulance Service NHS Trust to 1 Springfield Lyons Approach. This letting brings a vital public service function to Chelmsford Business Park and secures the long-term occupation of a flagship council asset. The building’s new role as a command-and-control centre will support critical emergency response operations across Essex and the wider region, sustaining infrastructure that benefits our communities. This agreement also reflects continued confidence in Chelmsford as a well-connected and attractive location for major occupiers.”
Jonathan Bishop MRICS of Bishop Property Consultants who acted for the tenant added “Identifying suitable premises was a complex task due to the highly specialised requirements. Working closely with Fenn Wright, we successfully found a standalone facility which meets both the current and future needs of the Ambulance Service. This investment demonstrates the long-term commitment to the 999 service, helping to futureproof and strengthen operations now, and in the future.”
Mills & Reeve acted for the tenant. Chelmsford City Council were represented by Ben Hersom, Associate in the Chelmsford Commercial Real Estate team at Birketts, who added “We are pleased to have supported Chelmsford City Council in securing this letting to the East of England Ambulance Service. It is particularly rewarding to be involved in a transaction which not only delivers a successful commercial outcome for the Council but also supports the provision of essential public services across the region.”
