Initial consultation

During the initial consultation we will take the time to ensure we obtain a clear understanding of your requirements, establishing timescales and budgetary/financial objectives and identifying the principal criteria in relation to location, size, tenure, deliverability, planning, etc.

Property search

Having agreed a brief, we will then undertake a full audit of available properties using a variety of channels, utilising our network of contacts, liaising with other commercial property surveyors and agents, landlords, developers, and estate owners.

Viewings and inspections

We will accompany you to each property at a time that is convenient for you, and undertake a closer review of the suitability of each.

Technical assessment

Once a specific property has been identified, a careful assessment will be provided, considering the physical, financial, and legal aspects involved.  Matters considered at this stage include such things as space planning, requirements for surveys or specialist reports, occupational costs, planning and building regulations.

Negotiations

Following the technical assessment, we will provide advice on all aspects including purchase terms or lease terms prior to entering negotiations on your behalf.  Once satisfactory terms have been agreed, comprehensive Heads of Terms will be prepared to ensure that solicitors have a clear and detailed understanding of the proposed acquisition, helping to speed up the process and minimise the risk of the transaction falling through, saving both time and money.

Legal formalities

Throughout the course of the transaction, we will keep in close contact with your solicitors, professional advisors, and the landlord or vendor’s agents so that important information is obtained swiftly, and any queries resolved, ensuring the transaction is concluded as quickly as possible.
