Our commercial property acquisition service is designed to help business owners who are looking to relocate, expand their operations or secure premises for a new venture. Whether looking for office space, retail or industrial units, investment property or land, we can help to save you time and money by identifying and securing the right property, ensuring the best possible terms are achieved.
Acting on behalf of landlords and tenants, vendors and purchasers, our commercial agents know the local property market better than anyone and can provide expert, up to the minute advice in relation to property values, market trends, appropriate lease terms and strategy.
We will do the due diligence and support you throughout the acquisition process; handling all negotiations and where appropriate, assisting with space planning and design, building surveys/schedules of condition, and project management in relation to alterations and fit out.
The key stages of most acquisition projects include:
During the initial consultation we will take the time to ensure we obtain a clear understanding of your requirements, establishing timescales and budgetary/financial objectives and identifying the principal criteria in relation to location, size, tenure, deliverability, planning, etc.
Having agreed a brief, we will then undertake a full audit of available properties using a variety of channels, utilising our network of contacts, liaising with other commercial property surveyors and agents, landlords, developers, and estate owners.
Viewings and inspections
We will accompany you to each property at a time that is convenient for you, and undertake a closer review of the suitability of each.
Once a specific property has been identified, a careful assessment will be provided, considering the physical, financial, and legal aspects involved. Matters considered at this stage include such things as space planning, requirements for surveys or specialist reports, occupational costs, planning and building regulations.
Following the technical assessment, we will provide advice on all aspects including purchase terms or lease terms prior to entering negotiations on your behalf. Once satisfactory terms have been agreed, comprehensive Heads of Terms will be prepared to ensure that solicitors have a clear and detailed understanding of the proposed acquisition, helping to speed up the process and minimise the risk of the transaction falling through, saving both time and money.
Throughout the course of the transaction, we will keep in close contact with your solicitors, professional advisors, and the landlord or vendor’s agents so that important information is obtained swiftly, and any queries resolved, ensuring the transaction is concluded as quickly as possible.
