Escape to the country
Nestled in a peaceful and secluded 10 acre setting in Polstead, in the Dedham Vale, is the delightful Grade II Listed Sprotts Farm farmhouse complete with four holiday cottages and large timber and metal barns.
The farmhouse is a heavily beamed, four bedroom delight. Full of original character and traditional materials and finishes including brick pammet floors, inglenook fireplaces and high ceilings.
Once part of a working farm, the four holiday cottages, The Brambles, The Stables, The Granary and The Dairy have been restored to offer holiday accommodation.
The Barn is undeveloped and has lots of potential. In 2009, outline planning permission that has now lapsed was obtained to convert it into a dwelling, which could be sold separately.
This property would make a superb home in its own right with flexible accommodation ideal for multi-generation living, or could equally continue to be run as a holiday letting business in an area that’s very popular with tourists.
Polstead is in Suffolk, about 5 miles north of the Essex/Suffolk border in the Dedham Vale – a designated Area of Outstanding Natural Beauty. The village features in the Doomsday Book and derives its names from the ponds which lie at the bottom of a steep hill leading up to the village green. Today, the village is centred around this green and has a pub – the 17th century Cock Inn, a community shop and post office, and a playing field with village hall.
Larger town facilities can be found at nearby Hadleigh, Sudbury, Colchester or Ipswich. For the commuter, both Colchester and Manningtree provide mainline rail links to London’s Liverpool Street, each are about 11 miles away.
