Fenn Wright complete on significant land sale in Ipswich

Fenn Wright are delighted to confirm completion of a significant land sale to the north of Ipswich in Westerfield.

Acting on behalf of private clients, Fenn Wright recently exchanged and completed on the sale of 88 acres of land adjoining Henley Road.  The land has been sold to Crest Nicholson and will comprise the western half of their Henley Gate scheme.

Henley Gate, forms part of the wider Ipswich Garden Suburb, a strategic allocation of land to the north of Ipswich for the development of approximately 3,500 homes.  Outline planning permission was granted in January 2020 for the Henley Gate scheme which will include a total of 1,100 houses as well as incorporating a new country park of about 75 acres, a new school and other community and shopping facilities.

A reserved matters application has been submitted to Ipswich Borough Council for the first phase of housing, infrastructure and the country park.

The site, which fronts onto Westerfield Road (B1077), comprises a greenfield site together with a former builder’s yard to the rear and extends to approximately 7.45 acres (3.015 hectares).  The site benefits from outline planning permission for 50 market houses and 25 affordable homes, with indicative layout plans and a full information pack available upon request.
