Fenn Wright secure planning for twenty dwellings following Appeal

Fenn Wright’s expertise and experience in the planning process were pivotal in securing Outline Consent for up to twenty dwellings through the appeal process. Woodland Walk Phase II is a continuation of the new development in a charming semi-rural setting nestled in the delightful village of Kirby Cross.
As is often the case with development projects located on the fringes of settlement boundaries, the Local Planning Authority (LPA) initially refused consent for the proposed development. Their decision was based on concerns about the site’s location outside the settlement boundary, as well as the potential negative impact on the local landscape and character. Despite the challenges, our client remained committed and instructed our team to prepare a for submission to the Planning Inspectorate.
Our Building Consultancy team presented a detailed and well-supported appeal case, focusing on the merits of the proposal and addressing the concerns raised by the LPA. One of the key aspects of the appeal was demonstrating that the development would have minimal impact on the landscape. Contrary to the LPA’s objections, we showed that the proposal would not erode the countryside or detract from its natural beauty with the aid of photo montages showing the settlement in the coming 15 years from surrounding viewpoints. This was crucial in ensuring the proposal met the necessary planning criteria for sustainable development.

By seeking the expertise of appropriate consultants from the outset, the Inspector recognised the site as having a ‘well-considered site layout.’ Additionally, the development is set to enhance biodiversity and provide much needed affordable housing to the local area.
