You can be forgiven for thinking new build homes are only appropriate for first-time buyers. The Government has invested heavily in helping them step onto the property ladder with various new build schemes which have had a lot of press attention. However, modern homes are not just for those buying for the first time. They are an ideal choice for growing families and those wishing to downsize too.
Whilst many buyers in Essex and Suffolk may still yearn for a classic Suffolk Pink cottage or a grand Victorian town house, they are also wise to the many benefits to living in a newly build property.
1) 10-year warranty
A newly built home usually comes with a 10-year warranty from a recognised company such as the National House Building Council. This gives you peace of mind, as the warranty covers any structural defects with the property that may become apparent over that time. 2) A blank canvas
You can often specify the finishes in the property to suit your taste – including items such as the kitchen units, floor coverings, garden layout and so on. This means that you don’t need to do anything when you move into the perfect home that you’ve created. And of course, nobody has lived there before you so everything inside is brand new, including appliances, fittings, luxurious bathrooms and stylish kitchens.
3) No chain
The buying or selling process can be stressful. Of course, when you choose a new build you automatically eliminate half the worry. Developers are less likely to change their minds half way through a sale as they have to adhere to a strict code of conduct. This will obviously not only act to your advantage as no upward chain means a smoother move, but it’s also beneficial for the buyers of your current home.

Modern homes are up to four times more energy efficient than older properties. They are built to high levels of energy efficiency to reduce the amount of electricity and gas needed to keep them warm, and their impact on the environment. From better insulation to water efficient dual-flush toilets, it all helps save you money on your bills. You will notice on the Energy Performance Certificate (EPC) that the property’s rating will be B or C, unlike older properties which tend to be between D and G.

8) Good financial incentives
There has been a strong rise in new build homes to help tackle the UK’s shortage of good quality homes and to entice new buyers on to the property ladder. Various Government initiatives are in place such as the Help to Buy scheme for first-time buyers and some house builders offer their own incentives.
