What costs might I incur when I sell my home?
Energy Performance Certificate (EPC)
It is a legal requirement to have an EPC before you market your residential property. Fenn Wright can organise this document on your behalf. This typically costs between £85 and £120, dependent on property size.Estate agent commission

It is not essential to redecorate your property before placing it on the market, however, it is a fact that clean and well maintained properties are more appealing to buyers.
Fenn Wright are selling my house, can you carry out the Survey on the one I am buying?
Yes. We can carry out a survey or valuation on any property that is NOT being sold by us.
I am having a mortgage valuation, do I need a survey?
A mortgage valuation report is a basic inspection undertaken on behalf of your lender only, a HomeBuyers report or building survey is a far more detailed report for you to rely upon. Often defects are found that lead to a reduction in purchase price that more than pays for the cost of the survey!
What are the Stamp Duty Land Tax (SDLT) rates and who has to pay them?
A3 The buyer is responsible for paying Stamp Duty Land Tax (SDLT) on house purchases. The current rates for England at the time of publishing (October 2015) are:
