Looking after rental properties is a complex business. As experienced lettings agents, Fenn Wright help landlords to get the best return on their investments and provide safe and well-maintained homes for tenants.

We know that taking your first steps towards becoming a landlord can be a little daunting, so we have answered some of your questions below.  Hopefully this will give you the confidence as a landlord, to know that you are in safe and capable hands throughout your journey with us.

Can you offer help and advice on complying with legal and financial responsibilities of being a landlord?

Yes. Because managing rental properties and the associated relationships with tenants is complicated, we have developed a flexible menu of service options.

What questions do you ask to enable you to find the right approach for me?

To help landlords decide which services may be right for them, we will ask you to consider the following:

  • Are rent guarantees and insurances important to you?
  • Do you understand the implications of the laws that affect tenants and landlords?
  • How do you want your relationship with a tenant to work?
  • Will you organise the maintenance of your property yourself?
  • Do you have the time, skills and contacts to deal with any problems that may arise?

Can I choose which property management service best suits my requirements?

Yes, it’s your choice. In our experience there isn’t a ‘one size fits all’ approach to property management that works for every landlord so we have devised a flexible range of landlord services:

How are you regulated as a Letting Agent?

Fenn Wright is a member of the Association of Registered Letting Agents (ARLA) – now called ARLA Propertymark – and are regulated by the Royal Institution of Chartered Surveyors (RICS) and The Property Ombudsman (TPO).

It is a requirement of membership that our staff are trained to the ARLA codes of practice and will have taken a written exam to qualify to use the ARLA logo. We are also required to follow their codes of practise – have Client Money protection and Professional Indemnity insurance.

Will my money be in safe hands?

We belong to client money protection schemes, so your money is in safe hands.  Landlord and tenant money is protected by ARLA and TDS, a government-backed tenancy deposit scheme.

What insurances do you have?

At Fenn Wright, we have professional indemnity insurance.  We invest in professional development of our in-branch rental and buy-to-let experts to afford you peace of mind. This team is supported by dedicated legal administrators, project managers and qualified accountants

Are there any associated hidden costs?

We provide a clear price-list for all property management administration fees. We don’t surprise our landlords or tenants with hidden extras.

Do you provide a 24/7 response to maintenance issues?

You never know exactly when an emergency will happen but when it does you can be sure that it will be at the most inconvenient time possible. We have a response system that works around-the-clock.

How do I know that I’m achieving the right rental value for my property?

We always have ideas on how to make sure your property is as profitable as possible and will communicate with you on how best to implement or review.

Do you make sure that I am up to date with my legal obligations of being a landlord?

Absolutely. We keep you up to date with your legal obligations.  We pay attention to the detail, so you don’t have to. From credit checks to contracts, from rent collection to immigration rules, from health and safety compliance to law changes, we keep abreast of it all.
